Two things wear local tile roofs out. The first is the weather — warm, humid summers and frequent heavy rain that encourage algae, moss and lichen to take hold, while the constant wetting and drying breaks down the old sand-cement mortar holding your ridge caps in place. The second is wind: the strong gusts from east-coast lows lift and crack brittle, ageing tiles and work loose any pointing that's already failing.

What the restoration involves

  1. Inspection and quote — we assess the tiles, mortar, valleys and flashing, and give you a clear written price.
  2. High-pressure clean — years of moss, lichen and grime come off, back to clean tile.
  3. Repairs — broken, cracked and slipped tiles replaced; flashings and valleys checked.
  4. Rebed and repoint — ridge caps rebedded where needed and repointed with flexible pointing that copes with movement and weather far better than the old rigid mortar.
  5. Seal or coat — a primer and sealer, or a full membrane and colour coat, to waterproof the tiles and refresh the look.
  6. Clean-up — gutters cleared, site left tidy.

Repair, restore or replace — which one you need

These three sit on a scale, and it's worth knowing where your roof falls before you spend:

  • Repair — the roof is sound but has one or two trouble spots. The right fix is a targeted roof repair, not a whole restoration.
  • Restore — the structure and tiles are fundamentally good, but the finish, pointing and waterproofing are tired across the roof. This is the restoration sweet spot, and the best value of the three.
  • Replace — the tiles are brittle and porous throughout, or the structure is failing. No coating fixes that, and a full replacement is the honest answer.

We'll tell you plainly which one your roof is at — we don't sell a restoration to a roof that only needs a repair, or a coating over a roof that's past saving.

Honest advice on cost

Restoration cost depends on roof size, pitch, tile type, access and how much repair work is needed before the coating goes on. The ridge work alone illustrates it: across NSW, repointing and rebedding are priced per linear metre and rebedding runs at roughly double the labour of repointing, so a roof needing full rebedding of every ridge line costs noticeably more than one needing a refresh of sound pointing. A steep two-storey roof with extensive tile and ridge work costs more again than a modest single-storey home. We never quote sight-unseen — we inspect, separate out what genuinely needs doing from what doesn't, and give you a real written figure. Every restoration is licensed, insured and backed by a workmanship warranty.

How long does a roof restoration take?

Most single-storey tile restorations in the Shoalhaven run over a few working days, weather permitting. Larger homes, steeper pitches and extensive tile or mortar repairs add time. What does a full roof restoration include?

Will a restoration fix my leaks?

We rebed only the runs that genuinely need it and repoint the rest, rather than charging to rebed a whole roof that doesn't need it.

Can you restore a metal roof, or only tile?

Restoration in the proper sense — clean, repair, recoat — applies mainly to tile. A tired metal roof is usually either repaired in sections or, if the rust has gone through, re-sheeted. We can repaint sound metal roofs to refresh the look, but we won't sell a coating over a roof that's actually rusting through. We'll tell you honestly which situation you're in.
